If I had a dollar for every time I heard these questions… I could probably fund a down payment myself! Buying a home, especially around Fort Mill or Charlotte, comes with excitement, nerves, and a lot of confusion. So let’s tackle the five questions I hear from nearly every buyer, and what you really need to know.
1️⃣ How much do I need for a down payment?
Good news: it’s probably less than you think. The old “20% rule” isn’t a must anymore. Most local buyers put down between 3% and 10%, depending on the loan type. FHA and conventional loans both offer flexible options, especially for first-time buyers. There are also programs that offer down payment assistance and 100% financing. 2️⃣ Should I buy now or wait for rates to drop?
Ah, the million-dollar question! The truth? If you find a home you love and can comfortably afford, buy it. You can always refinance IF rates go down but home prices in our area have stayed strong, so waiting could actually cost you more.
3️⃣ How long does it take to buy a home?
If you’re already pre-approved, it usually takes 30–45 days from offer to closing. Add a few weeks upfront for house hunting and inspections. Some deals move faster (cash buyers, new construction) and others take a little patience but having a good agent makes all the difference.
4️⃣ What other costs should I expect?
Don’t get caught off guard by the “extras.” You’ll want to budget for closing costs (2–3% of the purchase price), inspection and appraisal fees, and possibly HOA dues or a home warranty. I tell my clients to keep a few thousand dollars beyond the down payment just for peace of mind. The "extras" can be negotiable and sometimes the seller will cover those costs.
